What Is Rent-a-Room Relief?

Rent-a-Room Relief is a Revenue scheme that allows Irish homeowners to earn up to €14,000 per year completely tax-free by renting out a room in their primary residence. It's one of the most valuable tax reliefs available in Ireland and applies to both long-term tenancies and shorter Airbnb-style arrangements.

Who Qualifies?

To use Rent-a-Room Relief you must:

  • Own the property and live in it as your principal private residence during the letting period
  • Rent out a room within the property — not a separate self-contained unit
  • Keep total rental income from the property at or below €14,000 in the tax year

You can have a mortgage and still qualify. The property just needs to be your main home. Check with your mortgage provider and home insurer before renting — some policies require notification.

The €14,000 Cliff Edge — Critical Warning

This is the most important detail: if your rental income exceeds €14,000 by even €1, the entire amount becomes taxable — not just the excess. There is no taper or gradual phasing. If you earn €14,001, you owe tax on the full €14,001. Manage your income carefully to stay under the threshold.

Airbnb and Short-Term Lettings

Rent-a-Room Relief does apply to short-term lettings including Airbnb, provided the room is in your principal residence. However, since 2024, new planning regulations require registration with your local authority if you're in certain areas (mainly rent pressure zones). Check planning.ie for your area's requirements. If you rent your entire property while you're away — not just a room while you're present — that income is not covered by the relief.

How to Claim It

If your income stays below €14,000, you simply don't declare it — there's nothing to file. If you already file a self-assessment Form 11 for other income, you note the rental income on your return and claim the relief there. Revenue confirms the relief and no tax is charged.

Does Rent-a-Room apply if I have a mortgage?

Yes. Rent-a-Room Relief is available regardless of whether you own the home outright or have a mortgage. The property just needs to be your principal private residence.

Do I need to register with the RTB (Residential Tenancies Board)?

No. RTB registration is required for self-contained rented dwellings. Rooms rented within your home under the Rent-a-Room scheme are exempt from RTB registration.

What if I earn €14,001?

The entire €14,001 becomes taxable. Consider whether it's worth staying just below the threshold by adjusting your rental arrangement slightly.
